Photo Requirements

• Make sure that the photos of the unit are current and clear
• Upload photos that showcase the bedroom as well as other shared spaces within the unit
• Upload at least three photos of the unit

Viewings

• Identify your preferred method of contact
• Leave instructions for scheduling viewings

Illegal Deposits & Fees

• Verify that you are not asking for illegal deposits or fees based on the Residential Tenancies Act (RTA) [MR1] [YZ2] [MR3] 
• Landlords can only legally ask for last month's rent and a refundable key deposit at the time of signing a lease

Requirements

• Make sure your post does not discriminate against people based on protected grounds such as age, race, ethnic origin, place of origin, citizenship, disability, gender identity & expression, sexual orientation, etc.
• If there is a gender requirement, clarify whether the entire building/house is dedicated housing for a specific gender or if someone already occupies the enclosed unit and will share a kitchen/bathroom with the new tenant

No guests, gatherings, or illegal rules

• Verify that there are no illegal rules based on the RTA [MR4] [YZ5] that interfere with tenants’ right to reasonable enjoyment of their unit (e.g., having visitors, guests, or gatherings).
• If the tenant will share a kitchen or bathroom with the landlord or their immediate family, ensure this information is included in the ad description.
